A Message from Our CEO: Reflecting on 2025 and Looking Ahead

December 18, 2025

As we come to the close of 2025, I would like to sincerely thank our tenants, partners, supporters, and staff for being part of another year of meaningful progress, connection, and impact. This year has been one of growth, collaboration, and strong momentum toward our shared vision of a home for everyone.

One of our proudest achievements this year has been the progress across our development pipeline. We celebrated tenants moving into the Perth Hub, marking an exciting milestone in providing new homes in the heart of the city. We also secured the purchase of 39 apartments at Garden Towers through HAFF funding, with completion expected in 2026. Looking ahead, we now have around 400 new homes in the pipeline to be delivered through HAFF funding, representing a powerful step forward in responding to housing demand across Western Australia.

In Kenwick, we reached a significant milestone on our Specialist Disability Accommodation (SDA) project. This development will allow tenants to relocate just 150 metres up the road into a purpose-built building where they can age in place while remaining in their existing community. This year, the foundations were laid, the slab was poured, and we proudly celebrated this achievement alongside Ministers and our valued project partners.

Alongside building new homes, we have remained deeply focused on managing and sustaining positive tenancies. Throughout 2025, we continued to deliver a wide range of tenant programs in partnership with organisations such as Foodbank, OzHarvest, LUMA, and Relationships WA, providing tenants with access to vital supports, opportunities for connection, and pathways for collaboration. Our annual Makers Market was bigger and brighter than ever — a joyful celebration filled with carolling, community connection, and the incredible artistic talents of our tenants.

We are also proud of the ongoing work of our Tenant and Residents Committee (TRC), which continues to meet and collaborate with us to ensure that what we deliver for tenants is shaped with the tenant voice at the forefront. Your lived experience and insights continue to guide how we strengthen our services and communities.

Throughout the year, we were honoured to represent Foundation Housing at key national and state conferences, including AHURI, the Property Congress, and the inaugural Australian Community Housing Conference. Through these forums, we worked alongside sector leaders to share insights, contribute to policy conversations, and help drive collective impact across the housing sector.

We also proudly contributed to Right Lane Consulting’s Housing Matters Report 2025 and were featured in Business News’ “Affordable Dwellings a Drawcard”, sharing practical insights on social and affordable housing solutions in the current housing crisis. These opportunities reflect our ongoing commitment to shaping informed, evidence-based solutions beyond our own organisation.

Adding to this year’s achievements, we were thrilled to see one of our team named a finalist in the UDIA Young Leader of the Year Awards — a wonderful recognition of the talent, leadership, and future potential within our organisation.

To our tenants — thank you for your trust, your engagement, and the sense of community you bring to our neighbourhoods.
To our partners — thank you for your collaboration and shared commitment to impact.
And to our staff — thank you for your professionalism, care, and tireless dedication throughout the year.

As we look ahead to 2026, we do so with strong foundations, exciting developments underway, and a clear focus on continuing to deliver homes, services, and opportunities that support dignity, belonging, and stability.

On behalf of everyone at Foundation Housing, I wish you and your loved ones a safe, restful, and joyful festive season. Thank you for being part of our journey — we look forward to continuing this important work together in the year ahead.

Warm regards,
Chris Smith
